1. Platform Use

JaM Stays LLC ("Company", "we", "us") operates a platform that connects property owners and property managers in San Antonio with qualified mid-term tenants. By creating an account, you agree to these terms.

2. How It Works

• Create an account and submit property details — free of charge.
• We connect verified tenant placement requests to your listings.
• You review and approve each placement before any agreement is finalized.
• Specific terms, fees, and responsibilities are detailed in the Master Rental Agreement presented at the time of placement — not at signup.

3. Account Responsibilities

• Provide accurate property information
• Maintain properties in safe, habitable condition
• Comply with all applicable laws and regulations
• Not discriminate based on any protected characteristic

4. Company Role

JaM Stays acts as an intermediary. We are not a property management company and do not manage, lease, or operate your property. We do not collect rent or handle payments. Tenants in corporate and insurance placements are verified by their employer.

5. Termination

Either party may terminate with 30 days written notice. Fees for placements completed before termination remain due.

6. Governing Law

These terms are governed by the laws of the State of Texas.
